Loan Process Simplified Under Apna Ghar Programme

The government has officially simplified property documentation requirements for commercial banks under the Prime Minister's Apna Ghar Programme. By reducing the number of mandatory documents for housing finance to just five, the administration aims to facilitate easier access to loans for prospective homeowners across the country.

The State Bank of Pakistan (SBP) has issued formal instructions to all participating banks in this regard, following the specific directives of Prime Minister Muhammad Shehbaz Sharif. An official spokesperson for the Ministry of Housing and Works confirmed that these changes are part of a broader effort to revitalize the housing sector.

Under the revised requirements, banks will now only request five essential property-related documents for housing finance under the scheme. These include the transfer and possession letter, a verified site plan, a mortgage permission letter, and the formal registration of the mortgage.

This streamlined approach is expected to significantly reduce the administrative burden on applicants. The spokesperson emphasized that these measures are designed to simplify the loan application process, remove unnecessary procedural hurdles, and improve overall access to housing finance for citizens seeking to build their own homes.

Previously, the government had received numerous complaints from applicants regarding banks demanding an excessive and often redundant number of documents, which frequently led to significant delays and complications in the approval of housing loans. By standardizing these requirements, the government intends to create a more transparent and efficient system.

The spokesperson added that the revised requirements would provide significant relief, particularly to first-time homebuilders who often struggle with complex bureaucratic processes. This initiative is seen as a crucial step toward making homeownership more attainable for the middle and lower-middle-income segments of society.

The Apna Ghar Programme stands as a flagship nationwide housing finance initiative managed by the Ministry of Housing and Works. The scheme offers loans of up to Rs 10 million for home construction, providing a vital financial lifeline for families.

With the documentation process now simplified, the government expects a surge in applications as the barrier to entry for the housing finance market is lowered, ultimately contributing to the growth of the construction industry and the national economy.
